We would like to present possible ways to commercialize the property. For this reason we prepared
two attractive business models. The difference between them concerns the planning of the area,
which is not covered by the Land Development Conditions decision (about 75 ha). This area has also
extraordinarily beautiful landscape attributes.
The first model assumes, apart from building the Leisure Center (10,4 ha out of the Land Development
Conditions decision) extending the center with further residential development on the area of
about 26 ha as well as establishing a full size golf course with the area of 49 ha).
The area of possible residential development consists of picturesque forest enclaves
(on about 26 ha). It is possible to obtain the Land Development Conditions decision
for his area based on the good neighborhood (art. 61 of the Spatial Planning and
Land Development Act of 27 March 2003) or settlement. More that 90 % of the above
mentioned land is not eligible for the fee for a change of land use from the
agricultural use. The land is supplied with energy,water and sewage system.
The second model assumes building the Leisure Center and establishing a master class
golf course (on about 75 ha). This area due to the natural attributes, landscape
relief and shape is just ideal for such an investment.
